Stabilized or partially leased facilities, single-tenant or colocation, including sale-leasebacks with the current operator.

Powered shells

Buildings with utility service in place and a path to fit-out or expansion. Vacant or partially built.

Powered land

Sites with secured or near-term utility capacity, workable zoning and access to fiber.

Acquisition criteria

What we look for.

Asset types: Operating data centers, powered shells, powered land
Critical load: 2 to 50 MW existing or secured
Markets: Western U.S. primary; select national markets
Deal structures: Fee simple, sale-leaseback, joint venture
Power status: Energized, will-serve in hand, or interconnection in queue
Timing: Diligence in 30 to 45 days; close on the agreed date
